As an architectural practice we offer the standard services traditionally associated with the design and procurement of construction projects. We can aid from the inception through the design stages to the completion of construction and extended maintenance period.

Our architectural fees are determined upon the constraints and complexities of each individual commission. We endeavour to complete work on a fixed fee basis, as a rule of thumb, the greater the cost of construction work the lower the percentage fee. In some instances, where the scope of the work cannot be seen from the outset it is often preferable to fee on a time charge basis, perhaps with an upper limit stipulated at the beginning. Payments are made upon the completion of various work stages throughout the course of the commission.

These work stages, together with the services we offer are based upon the RIBA/RIAS (Royal Incorporation of British Architects, Royal Incorporation of Architects in Scotland) plan of work stages.

These services together with an indication of our usual fee stage payments are loosely summarised below:-

Appraisal, Briefing and Outline Proposals

Identification of Client's requirements

Preparation and development of Brief

Complete a measured survey

Prepare drawings as existing

Identification of procedures, organisational structure and other consultants to be engaged

Prepare outline proposals

Review procurement route

Scheme Design/Detailed Proposals

Complete development of Project Brief

Preparation of Detailed Proposals

Application for Planning Consent, Conservation Area Consent, etc.

Application for Building Warrant

Arrange for the appointment by you, of a Structural Engineer and co-ordinate this information for Warrant purposes (a separate fee due from you to the engineer will be applicable)

Final Proposals and Production Information

Preparation of final proposals for the project sufficient for co-ordination of all components and elements of the project

Preparation of production information in sufficient detail to enable a tender or tenders to be obtained

Preparation of further production information required under the building regulations.

Tender Documentation, Tender Action, Mobilisation

Identification and evaluation of potential contractors

Obtaining and appraising tenders

Issuing of production information to the contractor

Inspection of Works during construction

Periodic site visits to inspect the building work at important stages of construction

Attendance when required by Contractor to advise upon queries that may arise

Additional construction information as may be required (Please note; we do not offer to project manage the construction, this is normally carried out by the main contractor.)

Completion Certificate

Apply for Completion Certificate from Building Control

Complete any adjustments to the drawings as may have been required through site circumstances
Carry out defect liability snagging inspection.
